CHRONOLOGY:

This Committee was formed at the Homeowners Meeting of October 2, 2000 by the Developer who desired that this committee familiarze itself with the process and guidelines necessary to evaluate and ajudicate inital home/landscape construction plans and requests for exterior alterations to existing homes. The interval of time prior to the handover of the Association to the Homeowners has been designated the training period for Committee members to review actual resident initiated exterior alteration requests and engage in the approval process. The previous Committee served at the discretion of the Developer during the past Association Ownership Transition period, at the members personal choice and until such time as the transition period ended and selections for Committee members may be held. The newly elected Board of Directors as prescribed by the Governing Documents shall as a first order of Business appoint Committee Chairmen and then those Chairman will select/recruit members for their committees. Ms. Debbie Hussey became the ACRC Chair after Mr. Will Klein resigned. This event occurred just prior to the March 2004 Board Meeting. AUTHORITY:

The Governing Documents, specifically the Covenants and Restrictions call for the establishment of a Architectural Review Control Committee (ACRC) to be the approval authority for improvements/modifications to residential structures as well as modifications to any of the Common Areas that fall within the responsibility of care of the Association.

MEMBERS:

These members, volunteers, were asked by the Chairman, as a community service to serve on the Committee.

ACRC POLICY:

  • To review and approve/disapprove Architectural Applications for Improvement for many types of residential lot exterior improvements as well as requests for Common Area Modifications.
  • To work to improve the clarity of the Covenants and Restrictions through the creation of Architectural Guidelines and as necessary create amendments to the Covenants and Restrictions.
  • To monitor covenants' compliance within Phase I and Phase II, inside and outside the gated area.
  • To assist the residents by supplying ACRC Guidelines to allow better compliance with the Covenants and to allow requests for changes to be made more clearly and efficiently.


REVIEW PROCESS:

Prior to the meeting upon which the specific request for exterior alteration is being considered, the committee members are given a packet containing copies of the applications that are up for review and and other pertinent information. The members are responsible for reviewing the packets, and doing site inspections of the applicant's lots, when necessary, before the meeting. Subsequent to the exterior alteration a post inspection may be performed by one of the Committee members to ensure compliance with the approved request.

After each meeting, the ACRC will notify individual homeowners in writing, of approval or disapproval of their application. If you are interested in volunteering to serve on the ACRC you can e-mail Milli Washock at president@forest-creek.org
