COVENANTS AND RESTRICTIONS... Forest Creek is a planned, Deed-Restricted Community. Buying a home in Forest Creek means each resident is automatically a member of the Forest Creek Homeowners’ Association (FCHOA). As such, each resident is expected to abide by the Covenants and Restrictions (C&Rs) Document. The Declaration of C&Rs is the legal document that lays out the rules for our community. The goal of the C&Rs is to protect, preserve, and enhance property values in the community. The C&Rs govern what you can, cannot, or must do with respect to your home. This document is used as the source for evaluations of Exterior Alterations by the ACRC. If you failed to receive a copy of this document from your Real Estate Agent, it can be found by clicking FCHOA Covenants&Restrictions. The document is in pdf file format and you will need Adobe Acrobat Reader to view the document.

ADEQUATE LIGHTING...
One of the security features often recommended by Neighborhood Watch and police authorities is lighted exterior, which has been known to discourage criminals. The more light the better, both inside and outside, with inside on timers. The lamp posts at each residence is not just for decoration but when used for exterior lighting adds to the overall security of the residence, and since near the driveway, sheds light onto any vehicle parked in the driveway.

ATTENTION PET OWNERS....
There are a few residents who still do not pick up after their dogs. During the day most folks pick up after their pets. However, when no one is out and about, it seems that those few owners are not as diligent about this unpleasant responsibility, especially of what is deposited from larger dogs. None of us appreciate having to clean up someone else’s mess. Please remember that your animal can’t clean up after himself. That is part of being a responsible pet owner, and having respect for your neighbors and their property.
