YEAR IN REVIEW:

The following is a list of the issues/accomplishments that were resolved by the Board in the 2004-2005 term:

  • From the last reporting period, an external antenna was added to the gate to approve keypad reception.
  • Trees obstructing the sidewalk leading to Florida Ave were cleared.
  • Trees and shrubs at the front entrance were trimmed.
  • Sidewalk undergoing repair due to sewer work on Wood Creek.
  • Community fences in two areas bordering adjacent neighborhoods were repaired.
  • Replaced the access display of Gate.
  • Power out backup system designed to supply power for gate operations in the event of a power failure for hours. Date of improvement circa January 2005.
  • Reflectors added to both gates.
  • It was with deep regret that the Board accepted the resignation of Mr. Jim Irvin from the Board and from his position as FCHOA President. Mr. Irvin served the community from the early days of the Association.
  • Based upon a comment about the state of the shrubbery at the front entrance on Florida Ave, a Front Entrance Clean-up Party was organized by Mr. Doug Akers. The event was planned and executed on April 9th. The message board was displayed near the gate to give all residents ample notice of this upcoming occasion. Eighteen residents participated in shrub trimming and mulch distribution.
  • Property Manager reported that all Hurricane damaged fences had been fixed
  • The tree behind the Lift Station was discussed. It seems that this huge oak was significantly weakened by the 2004 Hurricanes. Consensus was that the tree should be removed for resident’s safety. After some discussion it was decided to contract to have the tree removed.
  • Another safety issue related to Tract ‘G’ was the huge hole behind the Lift Station. It was decided to have this hole filled with dirt.
  • Mr. Akers reported that Front Entrance Clean-up party was a big success. Bushes were trimmed as well as mulch spread by over 18 volunteers graciously volunteering their time in service to the community.
  • Decision was made to move our operating fund from Harbor Federal to Space Coast Credit in order to have our funds earn interest. Currently the rate is 1.38%.
  • The sign at the Florida Avenue Entrance was removed to repair a horizontal crack through the middle.
  • Sealing of Asphalt in Phase I took place during August.
  • Creation of Covenant Amendment to align tree restriction with those of the city of Melbourne.

THIRD BOARD:

The table to the left represents the members of the third elected FCHOA Board of Directors. The Board for this term consisted of 5 members from last years Board plus 3 additional nominees for a total of 8 Board Members. Since there were less than 10 candidates, no election took place but rather those candidates became the new Board of Directors.
