ISSUES STATEMENT:

A number of issues face the Association. Most were inherited from the Directorship and the administration of the Association by the Developer. When 'turnover' occurred in October 2002, unresolved Community issues were passed from the Developer to the Elected Board. In addition to the 'Developer Leftover Issues', some issues developed during the first few months of the term of the New Board of Directors. The Flood Zone Reclassification Issue is listed on a separate page with supporting information. The goal of the present Board of Directors is to resolve these issues, to find the best solution to these challenges to the betterment of the Community. This page will list the issues from the date of turnover up to the present, and track the status and note when and what the resolution of the issue was. The authority in the decisions facing the Board on these issues is the Covenants and Restrictions. In all fairness to the Developer a sum of $15,000 was given to the Association for the purpose of resolving those inherited issues.

     The Gate has historically been the biggest monthly expense facing the Association. This was due to a number of factors based mainly on the fact that a low quality Gate was installed by a company who shortly after installing our gate went out of business.
